An abnormally narrow corner lot presented both opportunities and challenges in the design of a ground-up four-unit condo building. With one residential unit per floor and an elevator serving five floors, ADA regulations were in effect, requiring great ingenuity to accommodate two-bedroom/two-bathroom layouts. The elevator core is placed at the maximum possible distance from the street corner to allow for the ground floor retail space to be uninterrupted; however, the client requested that the residential living rooms also be located on the corner for maximum light and city views. This required a long internal corridor in each unit. Luckily lot-line windows in the foyer still provide natural light during the entry sequence

The facade concept attempts to impart a uniform grid of squares, accommodating massive eight  by eight foot windows in the living and bedrooms spaces; as well as opaque spandrel pieces hiding the closets and shower areas. A palette of wood paneling and black aluminum windows is inset in a volume of metallic grey manganese brick, floating above an aluminum and glass storefront.

The compact residential lobby features a black marble accent wall and integrated package lockers, and the roof features a communal roof garden with a continuous planter/bench module that wraps around the outdoor space.
